18th Century barn conversion

This semi derelict collection of wonderful barns are Grade II listed. We worked very closely with the local Conservation Officers to produce an ingenious arrangement within the main volume of the threshing barn which introduced three bedrooms with bathrooms at one end of this dramatic living space.
Further bedrooms are located within the adjacent small dutch barn and the cart lodge provides a sheltered outside living/ dining space overlooking a sunken lawn with long distant views beyond.
Prior to purchasing Rookery Farm Barns the previous owners’ architect spent 4 years to secure a planning consent for a 3 bed conversion and poor detailing.
Toni identified potential to cleverly convert the adjacent listed dutch barn with a glazed link to create two further bedrooms. The full potential was immediately unlocked for a further 2 bedrooms and a much improved consent was secured within 4 months.

The condition, scale and volume of the project presented a number of unique challenges which Toni managed with confidence. The small details and clever unique solutions worked wonderfully. The bathroom and kitchens are practical and look beautiful. Lighting is a triumph.
